Understanding the current state of retail real estate in the local market is important in determining an accurate price. Since I work in a concentrated geographical area, and only on retail properties, I have a pulse of what’s happening in the market and where cap rates currently are. I have a comprehensive database of on-market and sold properties, which I use to determine a property’s market value.
Once I have a listing, it is my goal and fiduciary duty to sell the property for the highest possible price. I do this by exposing the property to as many potential buyers as possible. Unlike brokers at other firms, I post the property for sale on the commercial listing services immediately, rather than shopping it to just my inner circle of buyers. I post on Costar, Loopnet, CREXi, NNNEx, Brevitas, and TheBrokerList. The list of commercial changes that I post on continues to grow.
For each property I sell, I create a professionally designed marketing brochure, also known as an offering memorandum. A high-quality brochure can push buyers from “just considering” into picking up the phone and inquiring about the space. My brochures all include income and expense information, tenant profiles, quality photos, area maps, local market data, and demographic information.
Each property is sent via email blast to my list of thousands of property buyers – many of whom are always in the market to buy.
